Texas Real Estate Agent Questionnaire

 

As an owner of a large title company and a law firm, I personally know hundreds of real estate agents. I can tell you with confidence that not all agents are created equal. If you are selling or buying a property, an agent can make or break the deal. Here are some questions I would ask my agent before I hired him/her to represent me. (These are also similar questions I would ask an attorney if I was in legal trouble).

 

Hiring a Selling Agent

 

Personal Questions:

 
  1. Are you a full-time real estate agent?

  2. How many properties have you sold in the last two years?

  3. Tell me about your most difficult transaction.

  4. What are your vacation plans over the next six months?

 

Team Questions:

 
  1. Who is your lender?

    1. Why do you refer people to him/her?

  2. If something is wrong with my property, who is your handyman?

    1. Why do you like him?

  3. If you are gone, who will be assisting me?

  4. If there was a legal problem, what attorney would you call?

  5. Who is your favorite escrow officer to use?

    1. Why?

 

Non-verbal cues

 
  1. On a scale of 1 to 10 how organized was the real estate agent?

    1. Did he/she have an intake?

    2. Was their marketing material organized?

    3. Was their car clean?

  2. On a scale of 1 to 10 how honest was the agent?

    1. Did the agent tell you hard facts?

    2. When the agent made a mistake did he/she take responsibility for the mistake?

  3. Personality (Red, Blue, Yellow, or Green)

    1. Did the agent look you in the eye when you shook his/her hand?

    2. Is the agent's social media professional or fun-loving?

    3. Do you fight to get the transaction done with your escrow officer?

 

What is not important:

  1. How much can you sell my house for?

Personal Questions:

 
  1. Are you a full-time real estate agent?

  2. How many properties have you sold in the last two years?

  3. What is your process when we look at the home?

  4. Tell me about your most difficult buyer.

  5. What are your vacation plans over the next six months?

 

Team Questions:

 
  1. Who is your lender?

  1. Experience is not as important. In fact, it might be a hindering factor.
